New zoning code to map Philadelphia’s future

08/24/2012 |

On Wednesday, August 22, Philadelphia’s long-awaited zoning code took effect. The event marks the culmination of more than four years of work by the Zoning Code Commission to develop a code that is easier to understand, improves the city’s planning process, promotes quality development, and preserves the character of Philadelphia’s many neighborhoods. The new code goes a long way toward meeting these goals. There are fewer and more simplified zoning districts, more uses are permitted by right, new provisions encourage a greener and more sustainable city, and a civic engagement process is formalized in the code. See also New Zoning Code Debuts in Philly by Jonathan Nettler for Planetizen.

The official online version of the zoning code, title 14, is available at http://www.amlegal.com/library/pa/philadelphia.shtml.

Hard copies of the new zoning code can be ordered at http://www.amlegal.com/pdffiles/Philadelphia2012.pdf

Also for educational purposes, view the new Philadelphia Zoning Code in an easy-to-read, interactive format at http://zoningmatters.org/code/. Please note that this is not the official version of the zoning code.

To find the zoning map online go to: http://www.phila.gov/map. On the pop-up menu, you will have a menu of maps at your disposal. Take the website’s tour to learn how to use the maps.

Posted on Philadelphia City Planning Commission’s (PCPC) website is the Zoning Administrative Manual (ZAM). The ZAM is your handy guide to the new zoning code. Whether you are a developer, an investor, or a concerned citizen, this step-by-step guide will help you navigate through Philadelphia’s zoning process with the most up-to-date information on procedures, forms, and best practices.
